Sunchase Condominium — Exterior Restoration

Location: Gulf Breeze, FloridaRole: Subcontractor

Gulf Construction performed a substantial exterior restoration subcontract at Sunchase Condominium in Gulf Breeze, Florida.

Project Overview

Gulf Construction worked as a subcontractor on the exterior restoration of Sunchase Condominium in Gulf Breeze, Florida. Our responsibility was a substantial exterior repair and reconstruction package involving balconies, wall assemblies, windows, siding, decks and stairway entrances across multiple buildings.

Exterior Demolition and Structural Wood Repairs

Our crews removed existing wood-framed balconies, wood siding, windows and exterior sheathing where required by the work. Once the wall and balcony assemblies were opened, we replaced deteriorated studs and beams. These repairs addressed underlying wood deterioration before the new exterior components were installed.

Exterior Envelope Reconstruction

The replacement work included ZIP System sheathing, new windows and Hardie siding. The combination of sheathing, window replacement and siding installation required careful sequencing around the repaired framing and existing building openings.

Balconies, Cable Railings and Stairways

We constructed replacement decks with cable railing and demolished and rebuilt three-story staircase entryways. Exterior painting was also included in our work. These scopes combined carpentry, elevated exterior access, architectural finishes and restoration work on existing condominium buildings.

Subcontractor Role and Self-Performance

Gulf Construction served as a subcontractor, not the overall general contractor. We self-performed our entire subcontracted scope. The project demonstrates the depth of our field crews in condominium exterior restoration, structural wood repairs, deck reconstruction and building-envelope work.
